Services are modular and scoped to the engagement. Property COPE documentation, casualty line coverage, written recommendations, and ongoing risk control support are each available based on what the assignment requires.

Standard Property COPE Survey

What is the risk?

Standard & rush options available

Underwriting-focused property survey documenting building characteristics, construction, occupancy, protection, exposures, roof systems, utilities, fire protection systems, alarms, special hazards, and photo support. Construction documentation uses ATC construction classifications and ISO occupancy codes, including secondary modifiers relevant to underwriting. Seismic exposure documentation includes soft story, unreinforced masonry (URM), tuck-under parking, and soil type where observable. Natural catastrophe hazards documented include flood zone (FEMA FIRM), wildfire severity zone, wind and hail exposure, and earthquake zone. Fire protection documentation includes sprinkler system type and design standard (NFPA 13 / 13R / 13D), coverage area and condition, commodity class, storage arrangement, rack storage configuration where applicable, and fire alarm system type and monitoring status. This report is designed to document the risk and collect COPE data. It does not include formal written recommendations unless specifically requested.

Report Format

Reports may be completed using Pacific Risk Consulting's proprietary format or the client's required carrier, MGA, broker, or program-specific forms. Does not include written recommendations unless specifically requested.

Multi-Line Risk Survey

What are the property and casualty exposures?

Standard & rush options available

Expanded survey option including Property COPE plus selected casualty exposures. Each line of business may be added based on the client's requested scope. Available add-ons may include GL premises review, WC operations review, commercial auto/fleet review, products liability review (if applicable), habitational liability review (if applicable), and other carrier or broker-specific survey sections.

Report Format

Scope is defined by the client's requested lines of business. Each casualty line is an optional add-on to the base property survey.

Loss Control Survey

What should be improved?

Standard & rush options available

Property or multi-line survey that includes written risk improvement recommendations. Appropriate when the client wants both risk documentation and practical corrective action guidance. Recommendations may include priority level, suggested completion timeframe, reason for recommendation, supporting photos, and verification method.

Report Format

Recommendations are included in this tier. The Standard Property COPE Survey does not include recommendations unless this tier is selected.

Risk Control Service Package

How do we improve and manage the risk over time?

Ongoing / custom schedule

Expanded service package for clients who need help managing risk improvement after the survey is completed. May include survey work, written recommendations, recommendation follow-up, completion verification, corrective action tracking, reinspection, photo review, safety program review, safety program development, and renewal preparation support.

Report Format

Flexible engagement — single consultation, recurring visits, or ongoing program support. Reports formatted for carrier loss control file requirements.

These services are available as standalone engagements or as add-ons to the core survey tiers above.

Exterior-Only Survey

Limited-scope property survey based on exterior observation, drive-by assessment, and photo documentation. Appropriate for low-value or renewal accounts where interior access is not required.

Does not include interior access, casualty line review, or written recommendations.

Pre-Acquisition / Portfolio Review

Property risk review for owners and investors evaluating acquisitions or preparing for renewal. May include property risk documentation, optional recommendations, and optional replacement cost review support. Bulk pricing available for multi-property programs.

Scope defined by client. Optional recommendations and replacement cost review available.

Complex Property Risk Surveys

Complex property surveys are available for high-value commercial, industrial, or specialized properties requiring elevated underwriting review. These surveys may include fire protection, special hazard, construction, occupancy, exposure, utility, and documentation observations based on the agreed scope, visible conditions, and available information.

Scope defined by client and engagement agreement. Observations are based on visible and accessible conditions at the time of survey.

Virtual Risk Surveys

Remote risk surveys completed through guided video walkthroughs, client-provided photographs, documents, and structured survey checklists. Applicable to Standard Property COPE, Multi-Line, or Recommendation Verification when eligible.

Ideal for renewals, low-TIV accounts, and time-sensitive submissions.

Carrier Form Completion

Survey data collected and reported using the client's required carrier, MGA, broker, or program-specific forms. Applicable to Standard Property COPE or Multi-Line Risk Survey engagements.

Requires client to provide required forms or portal access prior to survey.
